It is zoned <br /> Agricultural Residential and L-Eno-PW. It is designated <br /> Agricultural Residential and Lower Eno Watershed in the <br /> Land Use Element of the Comprehensive Plan for Orange <br /> County. <br /> Land uses in the area include Spirit Hill Subdivision and <br /> other single family lots. The subdivision will be served <br /> by individual wells and septic tanks. <br /> The total acreage of the tract is 20. 34 acres. Sixteen <br /> (16) lots are proposed that average 1. 15 acres in size. <br /> The lots all front on Mary E. Cook Drive which is proposed <br /> to be public and constructed to State standards. Mary E. <br /> Cook Drive follows an existing private right-of-way and <br /> extends north off of Palmer's Grove Church Road. Palmer's <br /> Grove Church Road is a paved secondary State road. <br /> The Planning Board reviewed and approved the Concept Plan <br /> for Hickory Hill at its January 24, 1994 meeting with the <br /> condition that all lots must receive access from Mary E. <br /> Cook Drive. <br />
