A person who wants to do five 1-acre lots <br /> cannot do or will not do quality open space (so don't mandate <br /> it) . And, who could maintain five lots well? <br /> • Allow for payment in-lieu to go from small (5-10 acre) <br /> subdivisions. <br /> • Staff build-out analysis: 2010 = 140, 000 population. <br /> #• Strong objection to tennis courts, swimming pools, <br /> nitrification fields (could sometimes be natural areas) , and <br /> golf courses as open space. (Others agree) . <br /> *• Group members appreciate the committee's work and their taking <br /> other's views into consideration. <br /> *• Concerned with development options and "too many/too much. " <br /> • We cannot have too much open space. Look at Arendt's ideas <br /> for cluster development. <br /> *• Clustering is a good idea. <br /> • Active owner's association. Builds community. Makes lots <br /> affordable. <br /> *• How best to balance density and cluster? This is hard to tie <br /> down. Quality is most important - trees, paths, networks. It <br /> is hard to compare the packages. <br /> • Prefer the package that designates the most open space - which <br /> is that? Like the idea of yield. The staff alternative looks <br /> at the land and asks: what can be supported? <br />
