New <br /> structures shall be located at least 150' from <br /> the reservoir or outside of the stream buffer, <br /> whichever is greater; EXCEPT when the lot was <br /> created prior to 1/1/94 and it is shown that <br /> application of the 150' setback would render the <br /> lot unbuildable.
