3q <br /> 6.29JI Design Review Process <br /> a) Minor Developments <br /> A 'minor development is defined as a Principal use when the Haar area of the <br /> pnopored dan&W rent is less than 20,000 srluan feed,and the area of disba bed land; <br /> i.G, nmilting in a change in the natural cover or topography, is leas than 40,000 <br /> square feet. <br /> Before any new-m6e 'minor development may be undertaken in an Economic <br /> Development District, a site plan must be approved and a zoning compliance permit <br /> issued in accordance with the provisions of Article 14(Site Plan Approval Procedures) <br /> of this Ordinance. Prior to submission of an application for site plan approval, <br /> applicants will be required to meet with representatives of the Planning and <br /> Inspections,and Economic Development Departments to identify policies,procedures, <br /> regulations, and fees applicable to development proposals. <br /> Plans for development proposals in an Economic Development District will be reviewed <br /> by the Planning and Inspections Department staff for compliance with the standards <br /> contained in the following section. Such review will also be carried out in accordance <br /> with the provisions of Article 14.3 (Site Plan Review) of this ordinance. <br /> In addition to the submittal requirements contained in Article 14.2.2, a complete <br /> application shall also include: <br /> 1) Building elevation drawings for each proposed structure; and <br /> 2) A minimum of two (2) drawings of sections through the site illustrating <br /> existing and proposed grades, as well as the relationship of different site <br /> features. <br /> Failure to meet the criteria for site plan approval listed in Article 14.3, to address <br /> agency comments solicited during the plan review process, and/or to adhere to the <br /> design standards applicable within Economic Development Districts will result in <br /> denial of a development application.
