<br /> THE LAND USE ELEMENT AND MAP OF THE COMPREHENSIVE PLAN

<br /> FOR ORANGE COUNTY, NORTH CAROLINA
<br /> Pursuant to the requirements of the General Statutes of North Carolina, Chapter 153A,240,323,and 343;Articles 20.5,20.6,2.2.12 and 2.2.13 of
<br /> the Orange County Zoning Ordinance; and Article 2 of a Joint Planning Agreement between Orange County and the Towns of Chapel Hill and
<br /> Carrboro, notice is hereby given that a public hearing will be held at the OWASA Operations Center, 400 Jones Ferry Road, Carrboro, N.C., on
<br /> April 14, 1994 at 7:30 PM for the purpose of giving all interested citizens an opportunity to speak for or against the following items:
<br /> JOINT PLANNING AREA LAND USE PLAN
<br /> The proposed amendment to the Joint Planning Area Land Use Plan and Map is as follows:
<br /> 1. JPA-1.84 American Stone Company
<br /> (Third in a series of public hearings, the first occurring in October 10. 1991 and the second on October 14, 1993).
<br /> x The property in question is located on the north side of NC Highway 54 on either side of Bethel-Hickory Grove Church Road(SR 1104).The
<br /> property contains 207.64 acres and is specifically described as Lots 8A(part),9B, 9C,9E of Tax map 28 in Bingham Township and Lot 31A
<br /> of Tax Map 112 of Chapel Hill Township.The property fronts on NC Highway 54 for distance of 2,240 feet,on the west side of SR 1104 for a
<br /> distance of 3,600 feet,and on the east side of SR 1104 for a distance of 2,920 feet.
<br /> The property is currently designated as Extractive Use, Resource Protection, Public/Private Open Space,and Rural Residential on the Joint
<br /> Planning Area land Use Plan map. The applicant is requesting that the Extractive Use designation be extended to all of the property
<br /> described above.
<br /> This amendment requires the approval of the governing boards of Orange County,Chapel Hill,and Carrboro.

<br /> ? The proposed amendment to the Land Use Element and Map of the Orange County Comprehensive Plan is as follows:

<br /> ORANGE COUNTY ZONING ATLAS
<br /> The proposed amendment to the Orange County Zoning Atlas is as follows:
<br /> 1. Z-1-94 Southern Small Area
<br /> The purpose of this amendment is to rezone a portion of the Joint Planning Area to promote consistency with the Southern Small Area Plan
<br /> adopted by Chapel Hill on June 28, 1992 and Orange County on February 1, 1993. The area in question is bounded generally by US 15.501
<br /> on the west, the Chapel Hill extraterritorial planning boundary on the north, Old Lystra Road (SR 1915) on the east, and the Chatham
<br /> County line to the south.
<br /> The area contains approximately 205 acres and is proposed to be zoned residential with densities of one unit per acre.The existing Chapel
<br /> Hill zoning district classification is R-1 Residential which requires 17,000 sq. ft. of gross land area for a single-family detached house. The
<br /> proposed Chapel Hill zoning designation is R-LD1 Residential which requires 43,560 sq. ft. of gross land area for a single-family detached
<br /> house.It approved,the Chapel Hill zoning designation would be incorporated by reference into the Orange County Zoning Atlas.
<br /> This amendment requires the approval of the governing boards of Orange County and Chap,.: dill.
<br /> All interested citizens are invited to attend this hearing and be heard. Public comment will be received during the public hearing. Following the
<br /> close of the public hearing, only evidence received in writing by the date of the Orange County Planning Board meeting following the public
<br /> hearing will be considered by the Board of Commissioners for decision.
