f l <br /> 002 <br /> The property in question is located on the north side of NC Highway 54 on either side of <br /> Bethel-Hickory Grove Church Road (SR 1104). The property contains 207.64 acres and is <br /> specifically described as Lots 8A (part), 9B, 9C, 9E of Tax Map 28 in Bingham Township and Lot <br /> 31A of Tax Map 112 of Chapel Hill Township. The property fronts on NC Highway 54 for a <br /> distance of 2,240 feet, on the west side of SR 1104 for a distance of 3,600 feet, and on the east <br /> side of SR 1104 for a distance of 2,920 feet. <br /> The property is currently designated as Public Interest Area and Rural Buffer on the Land Use <br /> Element Map.The applicant is requesting that a Rural Industrial Activity Node be established on <br /> NC Highway 54 to encompass the properties described above. <br /> This amendment requires the approval of the governing board of Orange County only. <br /> ORANGE COUNTY ZONING ATLAS <br /> The proposed amendment to the Orange County Zoning Atlas is as follows: <br /> 1. Z-1-94 Southern SmaU Area <br /> The purpose of this amendment is to rezone a portion of the Joint Planning Area to promote <br /> consistency with the Southern Small Area Plan adopted by Chapel Hill on June 23, 1992 and <br /> Orange County on February 1, 1993. The area in question is bounded generally by US 15.501 on <br /> the west, the Chapel Hill extraterritorial planning boundary on the north, Old Lystra Road (SR <br /> 1915) on the east, and the Chatham County line to the south. <br /> The area contains approximately 205 acres and is proposed to be zoned residential with densities <br /> of one unit per acre.The existing Chapel Hill zoning district classification is R-1 Residential which <br /> requires 17,000 sq.ft. of gross land area for a single-family detached house.The proposed Chapel <br /> Hill zoning designation is R-LD1 Residential which requires 43,560 sq.ft. of gross land area for a <br /> single-family detached house. If approved, the Chapel Hill zoning designation would be <br /> incorporated by reference into the Orange County Zoning Atlas. <br /> This amendment requires the approval of the governing boards of Orange County and Chapel Hill. <br /> All interested citizens are invited to attend this hearing and be heard. Public comment will be received <br /> during the public hearing.
