f� U <br /> TRANSPORTATION SYSTEM. Focused on the intersection of arterial <br /> and/or collector highways and extending . 5 miles beyond such an <br /> intersection. <br /> COMPLIES. This site has access from NC 54 and Bethel-Hickory <br /> Grove Church Road, both designated Major urban Thoroughfares <br /> on the Durham-Chapel Hill-Carrboro Thoroughfare Plan. The <br /> site fronts approximately 2200 feet along the north side of NC <br /> 54, and approximately 2900 feet along the east side of Bethel- <br /> Hickory Grove Church Road and 3600 feet along the west side of <br /> Bethel-Hickory Grove Church Road. As part of this proposal, <br /> Bethel-Hickory Grove Church Road is to be realigned along the <br /> northern and eastern portions of the property to divert <br /> traffic away from the quarrying operations. <br /> ENERGY USE. Located at least five miles from another Rural <br /> Industrial Activity Node. <br /> COMPLIES. No other Rural Industrial Activity Nodes exist in <br /> the Rural Buffer. <br /> EXISTING LAND USE. Located in an area surrounded by rural, very <br /> low-density residential uses or agricultural uses. <br /> COMPLIES. This property is consistent with the requirements <br /> for existing land use for both the Rural Industrial Activity <br /> Node and Extractive Uses requests. <br /> Currently, the predominant land use in this area is rural <br /> residential with some agricultural uses. This is typical of <br /> land uses within the Rural Buffer area (located in areas <br /> outside of Transition and Urban areas where prevailing uses <br /> are rural residential and agricultural in nature) . <br /> AGRICULTURE AND FORESTRY. Located at sites within rural areas that <br /> would not unreasonably intrude upon the existing landscape <br /> character. <br /> COMPLIER. This site is currently developed as a quarry <br /> operation and a raw water storage facility. The rural <br /> residential, agricultural and forestry uses which exist in the <br /> vicinity have continued and expanded while this quarry has <br /> been in operation. The applicant proposes to expand this <br /> quarry operation within the present site. <br /> POPULATION DENSITY. Located in areas with a very low-density <br /> rural population. <br /> 12 <br />
