Public Utilities: The sewer line capacity and utility would be limited to the University Station <br /> development and that such limitation would be enforceable. <br /> 2. Density:The density of University Station would be limited to 946 individual units,subject to the <br /> following: <br /> * Impacts of this density would be addressed by the County as a part of the Public Hearing <br /> process. <br /> * This level of density could be adjusted subject to monetary advantages of land conservancy <br /> to the developers <br /> 3. Open SpamlGolf Course:Intensive discussion focused on the use of the 160 acres between Old <br /> N.C. 10 and the railroad track. Original consensus gravitated toward the following: <br /> * The area to the west of the floodplain will be left in natural condition - but in a well- <br /> maintained and attractive state- and donated to a conservancy (except for a new street <br /> right-of-way). <br /> * The area to the east of the floodplain is to be developed with housing units. <br />
