Therefore in the Hillsborough "Open Space Area"*, the septic-tank <br /> based lot yield would not be the starting point for density bonuses <br /> in the Staff Alternative. Properties in this area developed under <br /> the Staff Alternative would start open space density bonuses at 101 <br /> lots per 100 acres (1.01 lots/acre) . In other words, all tracts in <br /> the "Open Space Area" would function as the last column in the <br /> bottom table on page 4 of the handout - as a tract with few <br /> constraints. A 100-acre tract in the "Open Space Area" would yield <br /> the following density bonuses for open-space development options: <br /> Staff Alternative - Hillsborough Open Space Area only. <br /> Option A: Conventional 101 lots on 100 acres <br /> Option B-1: 40% Open Space = 120 lots on 100 acres <br /> 20% Density Bonus (50% of (1. 2 lots/acre) <br /> design guidelines, "Fair" open <br /> space quality) <br /> Option B-2: 40% Open Space = 126 lots on 100 acres <br /> 25% Density Bonus (75% of (1.25 lots/acre) <br /> design guidelines, "Moderate" <br /> open space quality) <br /> Option B-3: 40% Open Space = 130 lots on 100 acres <br /> 30% Density Bonus (100% of (1. 3 lots/acre) <br /> design guidelines, "Good" open <br /> space quality) <br /> Since this was a question several citizens seemed interested in, I <br /> thought it best to followup with a clarifying letter. I hope that <br /> this letter has not created more confusion than it was meant to <br /> resolve. <br /> Again, it is important to note that the clarification provided here <br /> pertains only to the Planning Staff Alternative development options <br /> (page 4 of the handout) .
