Maintenance and Modifca ions. <br />ai, Tenant agrees that during the Term it v~ill, at ..its <br />:own expense, except as to rent set--offs expressly provided for in <br />this Lease., {i) keep'.the Premises in reasonably safe condition <br />and {ii} keep the building and all other improvements forming a <br />part o.f the Premises in good repair and in goad operating <br />cona.tion, making from time to time-:all necessary repairs 'theretq <br />{;:ncludi:n.g external. and structural repairs) and renewals and. <br />replacements thereof.
