This standard is consistent with pending open space <br /> strategies of preserving approadm.ately 40%open space in the"Open Space Area" <br /> surrounding Hillsborough.This approach is preferable to establishing minimum <br /> lot sizes, etc., since it provides design flexibility while retaining consistent <br /> landscape, building, site, and impervious surface ratios regardless of lot size. <br /> One other change recommended by staff involves the number of large and small <br /> trees per acre of unobstructed open space for industrial uses. The analysis <br /> conducted by staff revealed a distortion caused by significant amounts of natural <br /> vegetation being retained on site. Staff recommends that the tree standard be <br /> increased from 6 to 20 large trees per acres for industrial uses. The standard for <br /> small trees would be reduced slightly from 11 to 10 trees per acre(see page 3.2.17 <br /> of Design Manual). <br /> RECOMMENDATION: The Administration recommends that this item be referred to the Planning Board <br /> for review and recommendation. The Planning Board will meet on February 21, <br /> 1994, and its recommendation can be presented to the Board of Commissioners <br /> at its meeting of March 1, 1994.Written comments from citizens may be received <br /> up to the time of the Planning Board meeting. <br />
