r
C,eograptuc areas that show immediate possibilities for appropriate
development include:
- Hillsborough Business Center area
- Some Mebane sites
- Hillsborough commercial and industrial sites;
Meadowlands, Cornerstone, Hampton Pointe, France Property
These areas are zoned appropriately and have water/sewer.
Geographic areas with longer term potential include:
- the rest of the 1-d5 corridor (especially, the big node in
Cheexs Township)
- the area around the intersection of Highway %U and I-d5 in
eastern Orange County
- sections of Hwy 54 west of Carrboro
- the intersection of 1-4U and Old NC bb
It is cne consensus of this group that I-40 is a valuable econonuc
resource that cannot be ignored. Sites with accessibility to t-4U are
especially suited for employers of the highly educated and companies
desiring connections with the Universities, Research Triangle Parx and
the Raleigh-Durham International Airport. The long term potential oL
this resource can only be realized by a re-assessment of current land
use policies.
4) Local Response Team -- A group of individuals from business and
government has been recently recruited to welcome and inform prospects
who visit Orange County. These members are assembled as needed
depending on the prospect's business so that Orange County's interest
towards business can be appropriately conveyed. The Target Advisory
Group recommends that this group be supported by appropriate
representation on the Team.
5) Promotional Campaign -- Orange County needs to continue increasing
the intensity of its recruitment efforts. Active recruutment efforts
should be funded and initiated within the next twelve (l'?) months.
Recruitment efforts could be enhanced if speculative buildings were
available to prospective businesses and an enhanced effort were made to
maze it known that there are existing buildings available for lease and
sale.
in order for additional new business to be attracted to an orange
County location, at least one area in the County should be pre-zoned to
allow appropriate businesses to develop without unnecessary planning
approval delays. The Planning approval process should also be
streamlined to make the process bearable for business and industry that
want to locate or expand here.
Page 4
