R <br /> 2 <br /> The Sheriff, EMS, fire protection, water and sewer service <br /> providers have each responded that service is available to <br /> the property in question. The Sheriff indicated <br /> additional personnel would be needed to provide proper <br /> service to the area. The Planning Staff findings as <br /> required by Article 20 and Article 4 of the Zoning <br /> Ordinance are included in the attachments. <br /> The proposed Zoning Atlas amendment was presented for <br /> citizen comment at the public hearing on November 22, <br /> 1993. There were no comments in opposition to the <br /> request. The proposal was referred to the Planning Board <br /> for a recommendation to be presented to the County <br /> Commissioners no sooner than January 4, 1994. <br /> On December 20, 1993 the Planning Board considered the <br /> proposed rezoning and made positive findings on Article 4 <br /> and 20 except Item C which states that vehicular access <br /> must consist of direct access to a street classified as <br /> either arterial or collector. The Planning Board did not <br /> consider this property as having direct access to an <br /> arterial or collector street. The Planning Board did <br /> recommend approval of the rezoning in a 9 to 1 vote <br /> indicating that the original plans called for this area to <br /> be considered for future development and that this was an <br /> extension of the existing development. <br /> RECONKENDATIONz If the Board of Commissioners approves the findings as <br /> recommended by the Planning Board, the Administration <br /> recommends approval of the request for a Zoning Atlas <br /> amendment from Residential-1 to Residential-4. <br />
