WO <br />• Establishing zoning that will allow development to occur in a more predictable manner <br />• Addressing Affordable Housing needs, district -wide <br />As depicted in the diagram below, the Council has set into motion a complex collection of <br />actions linked to the objective to renew the Ephesus Church Road /Fordham Boulevard area. <br />New Residential, <br />District Retail, & Office <br />Character Opportunities Streetscape <br />Improvements <br />Stormwater <br />Improvements / New Pedestrian <br />/ Infrastructure <br />Aesthetic Ephesus Church/Fordham <br />Improvements I <br />Renewal <br />Affordable / <br />Housing / <br />Predictable Land New Green <br />Development Spaces <br />Growth of <br />Tax Base <br />Public Improvements <br />Traffic /Transit <br />Improvements <br />New Bicycle <br />Infrastructure <br />The Town is planning on completing approximately $10.0 million of public improvements, <br />described below, to support the renewal project and facilitate higher density development. <br />• Traffic Improvements: The Town seeks to facilitate the redevelopment of the project area <br />by making road improvements that will address failing intersections, poor circulation within <br />the area and confusing roadway design. The focus of the proposed traffic improvements is to <br />accommodate existing traffic and additional Small Area Plan (SAP) redevelopment traffic. <br />A traffic study was completed by Kimley -Horn and Associates, Inc. as part of the SAP in <br />February of 2011 and functional engineering for the traffic and storm water improvements <br />has been completed. The transit improvements are divided into 4 separate phases, as shown <br />below, in order to minimize the impact on existing district occupants. All phases are planned <br />to be completed within 24 months. <br />
