The tract is <br /> divided between Orange County's jurisdiction (30%) and <br /> the Town of Carrboro's Transition Area (70%) . The <br /> Orange County portion is zoned Rural Buffer and <br /> University Lake Protected Watershed. The Joint <br /> Planning Area Land Use Plan designation is Rural <br /> Residential and Carrboro Transition Area II. <br /> Phase One is adjacent to the north of Phase Two and <br /> was approved in 1994 with twelve ( 12) lots on a public <br /> road. Adjacent land uses are residential and <br /> undeveloped. The tract includes a high-pressure <br /> natural gas pipeline within a 50-foot easement. There <br /> is also a 30-foot Piedmont Electric Membership <br /> Corporation easement adjacent to Union Grove Church <br /> Road in addition to a 100-foot Piedmont EMC right-of- <br /> way adjacent to the northern boundary of Phase Two. <br /> Steeper slopes are located along the northern portion <br /> of lot 13 and approach 13.6 percent. No traffic count <br /> information is available for Union Grove Church Road. <br />
