Traesportatioa and Utility Systems: Identification of facilities associated with the movement of <br /> people and goods, or the provision of public services, including: <br /> • Railroad and street rights-of-way. <br /> • Easements for vehicular access, electric and gas trarmission,lines, and similar uses. <br /> • Public and private water and sewer lines, and stone drainage facilities. <br /> Comment The above provisions are based on the current Cluster Development requirements. The separation of <br /> site features and resources into "Primary"and"Secondary"Conservation Areas reflects the open space <br /> design strategies of Randall Arendt as reflected in the University Station Planning Group work and <br /> the Sussex County, Delaware open space design guidelines. <br /> 3. Conventional Subdivision Option: The Conventional Subdivision Option shall contain the following <br /> infoanation: <br /> a. The proposed street layout within the subdivision, including travelway and right-of-way widths, and <br /> connection to existing streets; <br /> b. The location of soils suitable for individual septic systems as detenmined by: <br /> • Prelim mmy soil suitability analyses of ten to fifteen percent(10 96 to I s%)of the proposed <br /> lots; or <br /> • Provision of a map showing the location of soil types suited for septic systems as based on <br /> the Qom - N.C. Soil S*vev. The map shall be prepared in consuhation with the <br /> Soil Scientist of the Environmental Health Division of the Health Department. <br /> C. The proposed arrangement of lots within the subdivision,including size and number,as based on soil <br /> suitability analysis. <br /> cennwxo This provision is based primarily on the current Concept Plan requirements. However, the inclusion <br /> of a provision regarding a soils suitability analysis is intended to address suggestions that a "yield <br /> plan"be submitted as part of the Concept Plan application. <br /> 4. Flexible Development Option. The Flexible Development Option shall contain the following information: <br /> a. The proposed ammimient of lots within the subdivision, including size and ma ntm. <br /> b. The proposed street layout within the subdivision, including travelway and right-of-way widths, and <br /> connection to existing streets. <br /> C.
