r � <br /> 244 <br /> D.6 Water Supply and Sewage Disposal Facilities <br /> Water supply and sewage disposal facilities to serve Flexible Developments may be provided through the use of. <br /> • Individual wells and septic tanks provided either on each lot or in off-lot <br /> locations protected through recorded easements; or ' <br /> Comment. The use of off-lot easements for nitrification fields is specifically `- <br /> mentioned as an allowable option, because it has been used <br /> successfully in an existing "open space"subdivision - Windy Hill. <br /> Because some property owners wanted to build more bedrooms than <br /> on-lot fields were capable of handling, septic easements were <br /> approved for use in common open space. ,r <br /> From a cluster design standpoint, the off-lot option enables lot sizes ''to be reduced and nitrification fields to be provided on adjoining ,•' <br /> open space, subject to the 50% limitation noted previously. Off-lot <br /> fields are recommended in Rural By Design and are included in the <br /> Land Preservation Zoning District Provisions of Montgomery <br /> County, Pennsylvania. <br /> • A community water and/or sewage disposal system designed, constructed, <br /> and maintained in conformity with all applicable state,federal,and local rules <br /> NP <br /> and regulations; or <br /> Comment Community systems are also recommended in Rural By Design and Ir <br /> included in the Montgomery County Land Preservation Zoning <br /> District Provisions. Effluent is normally collected by way of gravity L_� <br /> lines and carried to apre-treatment facility. I� .; it ll U <br /> Such systems would be subject to the design, construction, <br /> operation, and management standards and criteria specified in the <br /> County's Wastewater Treatment Management Program. <br /> g g <br /> • Connection to a water and/or sewage disposal system operated by a municipality,association,or water or sewer <br /> authority. System extensions are pemutted only in accordance with applicable water and sewer, and land use <br /> policies and shall be sized only to serve the Flexible Development for which the system is extended; or <br /> Comment Connection to or extension of public water and sewer systems is currently permitted within Transition <br /> Areas designated on the Land Use Element of the Comprehensive Plan. The County's Water&Sewer <br /> Policy also favors such connections/extensions where their provision will enhance the rural character <br /> and provide for open space through cluster development(see Section IV 8-10-G Density Bonuses for <br /> additional provisions). <br /> • A combination of the above alternatives. <br /> Flexible Development 30 <br />
