' 93 <br /> Village Development Standards <br /> WORKSHOP AREA PROVISIONS <br /> Land designated as Workshop Area may be used for the following purposes. <br /> • Farm service support establishments. <br /> i Building and landscaping contractors. <br /> • Establishments involved in the repair, assembly, and/or manufacture of products <br /> Land Use which require only hand or table mounted electrical tools. <br /> • Automotive service uses, including the servicing and repair of automobiles, and sale <br /> of automobile parts, but excluding body repair shop and automobile storage. <br /> • Warehousing and distribution establishments, provided all storage is conducted <br /> entirely within a building. <br /> • Not more than two percent (2%) of the land area in the Village Proper shall be <br /> designated for Workshop Area use. <br /> • Workshop Area lots shall be grouped together, located at the edge of the Village <br /> Land Proper, and be no closer than 500 feet to the Village Green. <br /> Allocation • Workshop Area lots shall have a maximum lot frontage of 150 feet. <br /> • A maximum of two (2) lots may be combined for the purpose of constructing a <br /> single building. <br /> • Setback requirements on combined lots shall be the same as for single lots. <br /> • Buildings shall not be required to provide setbacks from front or side property lines. <br /> • Workshop Area lots shall be separated from other types of use categories at the side <br /> Lots or tear property lines (except an entry onto an alley) by a continuous masonry or <br /> & wood wall of not less than 10 feet in height or by a landscaped buffer of 100 feet in <br /> Buildings width. <br /> • Building coverage may not exceed 70 percent of the lot area. <br /> 0 Buildings may not exceed two(2)stories in height. <br /> • Lots shall front on a street with a maximum right-of-way width of 60 feet, <br /> consisting of at least two 12-foot travel lanes, 8-foot parallel parking on one side, <br /> Streets and 6-foot sidewalks on both sides. <br /> & • Lots shall have their rear lot lines coinciding with the right-of-way of a 24-foot <br /> Alleys alley, containing a vehicular pavement width of at least 20 feel <br /> ....:.:.:...:::...:......:.::... <br /> ?± * <br /> • Provision shall be made for service delivery and trash collection at the rear lot line. <br /> • Street trees shall be planted on both sides of the street at no more than 36 feet <br /> M intervals- <br /> • The number of off-street parking and loading spaces shall be provided in accordance <br /> Parking with Article 10 of the Zoning Ordinance. <br /> 0 All off-street parking spaces shall be located to the side or rear of the building. <br /> Flexible Development 29 <br />
