u <br /> r <br /> W 87 <br /> Village Development Standards <br /> STOREFRONT AREA PROVISIONS <br /> Land designated as Storefront Area may be used for the following purposes: <br /> • Personal service shops, including, but not limited to, barber and beauty shops, <br /> tailors, shoe repair, dry cleaners, and similar uses. <br /> • Specialized retail stores, including, but not limited to, the sale of gifts, novelties, <br /> flowers, books, antiques,jewelry, apparel, toys and crafts, stationery, and similar <br /> uses. Corner groceries, general stores, and drug stores are also permitted. <br /> • Restaurants, excluding fast food and/or drive-in establishments. <br /> Land Use • Business and professional offices, including, but not limited to, real estate and <br /> insurance offices, travel agencies, medical and dental offices, banks and financial <br /> institutions(excluding drive-in windows), lawyers, engineers, and similar uses. <br /> • Studios for art, dance, music, and photography. <br /> • Accessory residential apartments built over stores and offices. Where provided, at <br /> least 25 percent of the floor area shall be designated for residential use. <br /> • Not more than five percent (5%) of the land area in the Village Proper shall be <br /> designated for Storefront Area use. <br /> Land • Storefront Area lots shall have a lot frontage of 16 feet. <br /> Allocation • A maximum of five (5) lots may be combined for the purpose of constructing a <br /> single building. <br /> • Setback requirements on combined lots shall be the same as for single lots. <br /> • Buildings lots shall have their facade; e.g., building wall corresponding to the lot <br /> frontage, built to within five (5) feet of the front property line along at least 70 <br /> percent of the lot frontage. <br /> • The unbuilt portion of the lot frontage shall have a masonry wall or wood fence, no <br /> Lots less than 75% opaque, built within five (5) feet of the property line between eight <br /> & (8)-and-14-feet C t f4j in height. Any openings shall be gated. <br /> Buildings • Buildings shall have no setback from at least one (1) side property line except on <br /> corner lots where the side yard setback adjacent to the street shall be five(5) feet. <br /> • Building coverage may not exceed 70 percent of the lot area. <br /> • Buildings may not exceed three (3)stories in height. <br /> • Lots shall front on a street with a maximum right-of-way width of 70 feet, <br /> consisting of at least two 12-foot travel lanes, 8-foot parallel parking on both sides, <br /> Streets and 12-foot sidewalks on both sides. <br /> & • Lots shall have their rear lot lines coinciding with the right-of-way of a 24-foot <br /> Alleys alley, containing a vehicular pavement width of at least eight(8) J2 feet 3' <br /> • Street trees shall be planted on both sides of the street at no more than;5-feet <br /> intervals- . <br /> • Provision shall be made for service delivery, 0010"W", and trash <br /> collection at the rear lot line. <br /> • The number of ef€-sheet parking and loading spaces shall be provided in accordance <br /> with Article 10 of the Zoning Ordinance. <br /> Parking • Not less than 75 percent of the parking spaces shall be located to the rear of the <br /> buildw , T :: ' ' M <br /> Flexible Development 23 <br />
