84 <br /> Village Development Standards <br /> PUBLIC & CIVIC AREA PROVISIONS <br /> Land designated as part of Public and Civic Areas may be used for the following purposes: <br /> • Parks and squares; and <br /> • Community buildings and facilities, including meeting halls, libraries, post offices, <br /> Land Use schools, day care centers, churches, civic clubs, police and/or fire substations, <br /> recycling centers, maintenance facilities, and similar uses. <br /> Large scale recreational uses shall be located outside the village proper within the village <br /> conservancy. <br /> At least ten percent (10%)of the land area in the village proper shall be set aside for Public <br /> and Civic Areas. <br /> • Each village proper shall contain a central civic space or "village green" of at least <br /> one(1)acre in size. The village green shall bi surrounded on at least three(3) sides <br /> by Storefront and/or Townhouse Areas. t t s1 taX#5 <0 <br /> ae:< tr £ n::bilclx s :s::>::> a :> SCr ire tet : <br /> • Each village proper shall contain a "meeting hall" located adjacent to the village <br /> green, designed and sized to accommodate a village meeting, constructed in the <br /> Land early stages of village development, and owned and operated by the residents of the <br /> Allocation village; e.g., the homeowners association. <br /> The requirement of providing a "meeting hall" may be satisfied through assurances <br /> that a community center, school or church may be used for and is of sufficient size <br /> to accommodate a village meeting. <br /> • At least two percent (2%) of the land area in the village proper shall be arranged in <br /> a series of parks and squares designed to serve as focal points for residential <br /> neighborhoods, and linked together by a system of pedestrian sidewalks and <br /> avenues. <br /> • At least two percent (2%) of the land area in the village proper shall be designated <br /> for other permitted public and civic uses such as schools, day care centers, <br /> churches, and similar uses. <br /> Land included in the village green, parks, and squares, may be counted toward satisfying the <br /> thirty-three percent (33%)open space requirement. <br /> Buildings located in Public and Civic Areas shall be subject to the same setback and height <br /> Lots standards of adjacent lot types. For example, a meeting hall located adjacent to a Townhouse <br /> & Area shall meet the same setback and building height standards as required for buildings in a <br /> Buildings Townhouse Area. <br /> Streets fronting on Public and Civic Area lots shall conform to the same standards as land <br /> Streets uses across from or adjoining the lots.
