104 <br /> M. APPLICATION AND APPROVAL PROCEDURES <br /> The major aspect of revisions to this section of the Subdivision Regulations is the requirement that a subdivider <br /> submit two plans-one for a conventional subdivision(Conventional Development Option)and another for an open <br /> space subdivision(Flexible Development Option). While the submission of two plans is required,the choice of which <br /> plan to pursue remains that of the subdivider. <br /> Section III-D-1. CONCEPT PLAN APPROVAL <br /> a. Pre-Application Review: To promote better communication and avoid unnecessary expense in the design <br /> of acceptable subdivision proposals, each subdivider is encouraged to meet with the Planning Department <br /> prior to filing an application for Concept Plan approval. <br /> b. Application Requirements: Applications for Concept Plan approval shall be submitted to the Planning <br /> Department prior to the submission of a Preliminary Plat and shall contain the following information: <br /> • An Orange County Tax Map showing the location of the parcel to be subdivided. <br /> • Twenty-five (25) copies of a Concept Plan of the proposed major subdivision prepared in <br /> accordance with the specifications for Concept Plan drawings as contained in Section V-B of this <br /> Ordinance. A Concept Plan shall consist of three parts, including: <br /> o A Site Analysis Map; <br /> o A Conventional Development Option; and <br /> o A Flexible Development Option. <br /> In lieu of submitting a three-part Concept Plan, one Concept Plan may be submitted if- <br /> 0 The applicant is seeking approval only of a Flexible Development Plan.
