33
ATTACHMENT 11
• May 29, 1995
Dear Mayor Broun:
You have received letters from the individual members of the Homestead Group, LLC,
concerning the proposed Road D on the Northwest Area Plan that will effectively destroy our
property on Homestead and Merin Roads. We are following up with this letter to inform you of the
positive response that our Development Proposal received at a joint meeting of the Design
Review Board and the Appearance Commission on April 26. We are also responding to the
suggestion in Dave Roesler's letter(see attached)that we offer alternative proposals to Road D.
Alternative #1
Our basic proposal is to do nothing to the existing roads. If the Village
Center is built, then let Merin Road, as it nresMIW—exisL.9, be extended to the
North to allow a neighborhood connection to the Village Center for those
needing to get to the schools. The obvious connection to Chapel Hill from the
Village Center is proposed Road A. This alternative clearly reflects the wishes
of the existing Billabong / Merin neighborhood.
If Transportation Planners are adamant about having a connection to Seawell School
Road, then there are several alternatives that would take into consideration the needs of more
than just the Village Center development-- including the needs of already existing
neighborhoods and properties.
We would propose that the following be considered after existing and local conditions
have been carefully studied --we don't want other property owners to suffer the same fate that we
have thus far.
Alternative #2
Road A, that has been on the Town thoroughfare plan all along, could be extended
further south and connected to Seawell School Road along the UNC property line.
Alternative #3
The existing Merin Road could extend south across Homestead along the railroad right-
of-way and connect to Seawell School Road.
In order for us to be able to continue with the town approval process, we
respectfully request a resolution of the portion. of Road D tha crosses our
property. At the Town Meeting on June 12, we ask that two CLEAR actions betaken:
A) Eliminate the section of Road D that crosses our property
B) Advise the appropriate review boards and planning staff that we may continue with the
approval process for our development plan as already submitted in concept, which does not
include Road D.
Sincerely yours,
The Homestead Group, LLC
Georgia Bizios, AIA Weezie Oldenburg, AIA
Werner Hausler, AIA Dr. DianeSchaaf
Dr. Rosemary Hoffmann Holly Tesar
Lyirr vr.vioy, i vi.
