Soils: Development Suitability <br /> The Soils/Development Suitability study presents <br /> an interpretation of the Orange County Soils _ <br /> survey in terms of buildability and erodability. <br /> The analysis also includes a classification of soil <br /> types according to their development potential. <br /> The soils are classified and ranked according to <br /> various development constraints and suitability <br /> elements for various types of development <br /> activities. <br /> Consideration is also given to hydrologic and <br /> geologic conditions in evaluating the development <br /> suitability constraints. Specifically, depth to <br /> ground water and depth to bedrock were <br /> investigated and incorporated into the suitability <br /> matrix. <br /> The four classifications of development constraints <br /> are: <br /> • Little to no constraints <br /> • Moderate constraints <br /> (Minor building restrictions.) <br /> • Moderate to severe constraints <br /> (Major building restrictions.) <br /> • Severe development constraints <br /> (Generally the high cost of major development <br /> associated with acceptable building techniques <br /> precludes development in this category). <br /> Area Summary <br /> Most of the study area has few or only moderate <br /> constraints. A strip in the center of the site has <br /> moderate to severe constraints for building <br /> because the depth to groundwater is less than one <br /> foot.
