13 <br /> Whenever all or part of the existing electrical system wiring or <br /> fixtures are replaced, modified, altered, or expanded then such <br /> new installations shall be made in accordance with the N.C. <br /> State Building Codes . <br /> ARTICLE VII - MINIMUM STANDARDS FOR LIGHT AND VENTILATION <br /> 7 . 1 REQUIRED WINDOW AREA. <br /> (a) Each habitable room shall have a window or windows which <br /> have a combined area equal to or exceeding eight ( 8 ) <br /> percent of the floor area or eight ( 8 ) square feet, which- <br /> ever is greater. <br /> (b) Every -habitable room used for sleeping purposes in all <br /> dwelling units shall have at least one window or skylight <br /> facing directly outdoors, unless served by other approved <br /> means of ventilation. <br /> (C) Every kitchen, bathroom, and water closet compartment shall <br /> comply with minimum light and ventilation requirements for <br /> habitable rooms unless provided with an approved means of <br /> mechanical ventilation as specified by the N.C. State <br /> Building Codes. <br /> 7 .2 NATURAL VENTILATION. <br /> All required windows specified in Section 7 . 1 must be maintained <br /> in working order so that they may be opened and closed safely. <br /> Windows shall be glazed with glass or other translucent <br /> materials . <br /> 7 .3 MECHANICAL VENTILATION. <br /> Permanently and properly installed mechanical ventilation be <br /> used in place of requited natural ventilation in any habitable <br /> room. Such mechanical ventilation shall be installed in <br /> accordance to State Building Codes and maintained in good <br /> repair. <br /> ARTICLE VIII - MINIMUM CEILING HEIGHT AND AREA REQUIREMENTS <br /> 8.1 HABITABLE FLOOR AREA. <br /> (a) Every dwelling unit shall contain at least the minimum <br /> number of habitable rooms required by the N.C. State <br /> Building Codes . This provision shall not apply to mobile <br /> homes which meet Federal or State construction and safety <br /> standards at the time of manufacture. <br /> (b) Every dwelling unit shall contain at least one hundred <br /> ( 100 ) square feet of habitable floor area for the first <br />
