Y <br /> 2 <br /> Nine (9) one-acre residential lots are proposed. Each <br /> lot will be served by an individual well and septic <br /> system. A new public road ending in a cul-de-sac is <br /> proposed to provide access for all nine lots to Old NC <br /> 86, which is classified as a minor arterial in the <br /> Comprehensive Plan. <br /> Because of the road classification, an additional <br /> twenty (20) feet of right-of-way is required on Old NC <br /> 86 as well as a 75-foot land use buffer adjacent to the <br /> new right-of-way. Septic systems, wells, utilities, <br /> and driveways are allowed in the buffer; however, <br /> structures and clearing of trees are not permitted. <br /> The Planning Board reviewed the Preliminary Plan for <br /> Old Heritage Pointe on August 21, 1995. They voted <br /> unanimously to recommend approval of the Preliminary <br /> Plan with a public road built to NCDOT standards and <br /> the conditions contained in the attached Resolution of <br /> Approval. <br /> RECOMMENDATION: The Administration recommends approval of the <br /> Preliminary Plan for Old Heritage Pointe as per the <br /> Planning Board recommendation. <br />
