2 <br /> Because Dairyland Road is a collector, a 30-foot land <br /> use buffer is required adjacent to the right-of-way. A <br /> waiver of additional planting requirements in the <br /> buffer on lot 1 has been approved by the Planning <br /> Director based on the controlled house location and <br /> the topography between Dairyland Road and the proposed <br /> house site. <br /> Green Rise Road is proposed as a Class B private road. <br /> The applicant's private road justification and the <br /> Staff's evaluation are attached. The private road is <br /> justified through larger lots, larger setbacks, <br /> common open space, and restrictive covenants. <br /> The Preliminary Plan for Maple View II was reviewed by <br /> the Planning Board on August 21, 1995. With a <br /> unanimous vote, the Planning Board recommended <br /> approval with a Class B private road and the <br /> conditions contained in the Resolution of Approval. <br /> RECOMMNDATION: The Administration recommends approval of the <br /> Preliminary Plan for Maple View II as per the Planning <br /> Board recommendation. <br />
