It is zoned Rural Buffer and University <br /> Lake Protected Watershed. On the Joint Planning Area <br /> Land Use Plan the tract is designated as Rural Buffer <br /> and Water Supply Watershed. <br /> Adjacent land uses are residential and agriculture. <br /> Two ponds and two streams are located on the property. <br /> The streams join to form the headwaters of Morgan <br /> Creek. <br /> The total acreage of the tract is 54.28 acres. Nine <br /> (9) lots are proposed that average five (5) acres in <br /> size. The lots are required to have individual wells <br /> and septic systems for sewage disposal. House and <br /> driveway locations are shown on each lot. <br /> Eight (8) acres of common open space are reserved <br /> adjacent to the existing ponds and along the creeks at <br /> the subdivision entrance. The open space includes the <br /> dams for the ponds and will be deeded to and <br /> maintained by a homeowners association. <br />
