Preliminary Plans <br /> ( 1) Phase I Charles' Woods <br /> Presentation by Eddie Kirk. <br /> The property is located on the east side of <br /> Dumont Drive (SR 1595) in Eno Township. It is <br /> zoned AR and L-Eno-PW and designated Agricultural <br /> Residential and Lower Eno Protected Watershed in <br /> the Land Use Element of the Comprehensive Plan. <br /> The approved Concept Plan involved 52 lots with a <br /> total area of 81.2 acres proposed to be <br /> subdivided. This phase includes 18.77 acres. <br /> Fifteen ( 15) lots are proposed which average 1.01 <br /> acres in size. One area of open space is <br /> proposed, which is .97 acres in size. All lots <br /> would have individual wells and septic tanks. <br /> All roads are proposed to be public. Alex Drive <br /> will be the main entrance road extending <br /> northeast off Dumont Drive. Calvert Court will <br /> extend off Alex Drive to serve the individual <br /> lots. Dumont Drive is a paved State-maintained <br /> secondary road leading to St. Mary's Road. <br /> The Planning Board approved the Concept Plan for <br /> Charles' Woods Subdivision on May 15, 1995 <br /> subject to the condition that a stubout be <br /> provided to the northern property line. This <br /> stubout is indicated directly across from Calvert <br /> Court. <br /> Kirk noted that the surveyor has a revised <br /> Concept Plan which slightly increases and <br /> redistributes the open space to better serve the <br /> topography of the property. <br /> The Planning Staff recommends approval of the <br /> Preliminary Plan for Phase I Charles' Woods <br /> Subdivision per the Resolution of Approval (an <br /> attachment to these minutes on pages ) . <br /> Alois Callemyn, surveyor, presented the revised <br /> Concept Plan explaining the changes made to <br /> assist with traffic flow and relocation of open <br /> space to better serve the subdivision. The <br /> changes are not significant enough that the <br /> Planning Staff felt re-submittal of the Concept <br /> Plan was required.
