It is zoned AR and L- <br /> ENO-PW and designated Agricultural Residential and <br /> Lower Eno Protected Watershed in the Land Use Element <br /> of the Comprehensive Plan. <br /> The approved Concept Plan involved 52 lots with a total <br /> area of 81.2 acres proposed to be subdivided. This <br /> phase includes 18.77 acres. Fifteen (15) lots are <br /> proposed which average 1.01 acres in size. One area of <br /> open space is proposed, which is .97 acres in size. <br /> All lots would have individual wells and septic tanks. <br /> All roads are proposed to be public. Alex Drive will <br /> be the main entrance road extending northeast off <br /> Dumont Drive. Calvert Court will extend off Alex Drive <br /> to serve the individual lots. Dumont Drive is a paved <br /> State maintained secondary road leading to St. Mary's <br /> Road. <br /> The Planning Board approved the Concept Plan for <br /> Charles' Woods Subdivision on May 15, 1995 subject to <br /> the condition that a stubout be provided to the <br /> northern property line. This stubout is indicated <br /> directly across from Calvert Court. <br />
