0 RN 18 <br /> Meadowridge Park to Meadow Ridge. <br /> Kirk stated that the surveyor submitted a new <br /> plan today which changes the road alignment. <br /> This change was due to topo problems. Kirk <br /> continued that this change will affect lot size <br /> of Lots 3, 8, 10 and 11. Lots 3 and 8 increased <br /> slightly in size and Lots 10 and 11 had a slight <br /> decrease. Kirk indicated that the Planning Staff <br /> is supportive of the change in road alignment. <br /> The Planning Staff recommends approval of the <br /> Preliminary Plan for Meadow Ridge per the <br /> Resolution of Approval (an attachment to these <br /> minutes on pages ) . <br /> Price noted the odd shape of lot #10 and asked <br /> about buildable area. Surveyor, Steve Yuhasz, <br /> responded that the house would need to be built <br /> reasonably close to the road, but there is <br /> sufficient buildable area. Kirk noted that <br /> Environmental Health Department has approved each <br /> lot for a septic system. <br /> Brown asked how the open space is to be <br /> dedicated. Kirk responded that the open space <br /> will be dedicated to and maintained by the <br /> homeowners, association. Brown continued, asking <br /> if this type of open space would be considered <br /> Type A in the Flexible Development Proposal. <br /> Yuhasz responded that the majority of Lot A is an <br /> open field and will have use for playground and <br /> ball fields. Lot B is wooded and has a drainage <br /> through it so it would be more secondary with <br /> uses such as nature walks. <br /> Brown asked if there were septic easements in the <br /> subdivision. The response was no, they are all <br /> on-lot. <br /> Howie complimented the owner and developer of <br /> Meadow Ridge for the amount of open space set <br /> aside. <br /> MOTION: Katz moved approval as recommended by the <br /> Planning Staff. Seconded by Rosemond. <br /> VOTE: Unanimous. <br />
