.� On July 14, 1994, a minor subdivision creating 17 <br /> five lots for Habitat for Humanity was approved <br /> on a portion of the original lot owned by the <br /> applicant. One of the conditions of approval of <br /> the Habitat subdivision was that Alpha Drive be <br /> improved to NCDOT unpaved public road standards. <br /> All of the conditions of approval will be met <br /> after final approval of the security agreement <br /> for the future construction of Alpha Drive. <br /> Unless Alpha Drive has been secured or <br /> constructed prior to Preliminary Plan approval <br /> for Scarlett Woods Phase 2, the same requirement <br /> for approval of Alpha Drive to NCDOT unpaved <br /> public road standards would apply. <br /> The Planning Staff recommends approval of the <br /> Concept Plan for Scarlett Woods Phase 2. <br /> b. Preliminary Plans <br /> (1) Meadow Ridge <br /> ( 13 Lots - Chapel Hill Township) <br /> Presentation by Eddie Kirk. <br /> The property is located on the south side of New <br /> Hope Church Road (SR 1723) west of Interstate 40 <br /> in Chapel Hill Township. It is zoned Rural Buffer <br /> and designated Rural Buffer in the Land Use <br /> Element of the Comprehensive Plan for Orange <br /> County. <br /> The property is wooded with large acreage lots <br /> to the south and residential development to the <br /> west and east. The tract is 26.02 acres in size <br /> with thirteen ( 13) new residential lots proposed. <br /> Individual wells and septic tanks are proposed to <br /> serve the new lots. <br /> Access to the lots will be provided by Woodlot <br /> Ridge and Spring House Lane which are proposed <br /> public roads. Woodlot Ridge will extend south off <br /> New Hope Church Road (SR 1723) and connect to <br /> Spring House Lane. <br /> Lots range in size form 1.00 acre to 1.65 acres <br /> with two areas of open space proposed. One area <br /> of open space is 6.51 acres and the other area is <br /> 3.30 acres. A drainage area with an intermittent <br /> stream runs through the common area. <br /> The Planning Board approved the Concept Plan for <br /> Meadowridge Park on March 20, 1995.
