It is zoned Rural Buffer and designated <br /> Rural Buffer in the Land Use Element of the <br /> Comprehensive Plan for Orange County. <br /> The property is wooded with large acreage lots to the <br /> south and residential development to the west and east. <br /> The tract is 26.02 acres in size with thirteen (13) new <br /> residential lots proposed. Individual wells and septic <br /> tanks are proposed to serve the new lots: <br /> Access to the lots will be provided by Woodlot Ridge <br /> and Spring House Lane which are proposed public roads. <br /> Spring House Lane will extend south off New Hope Church <br /> Road (SR 1723) and Woodlot Ridge will extend off Spring <br /> House Lane. <br /> Lots range in size from 1.00 acre to 1. 67 acres with <br /> two areas of open space proposed. One area of open <br /> space is 6.51 acres and the other area is 3.30 acres. <br /> A drainage area with an intermittent stream runs <br /> through the common area. <br />
