4F
Brent & Ellen Mitchell
111 Lafayette Dr.
Hillsborough, NC 27278
Marvin Collins
Orange County Planning Director
306 F Revere Road
Hillsborough, NC 27278
Dear Mr. Collins,
We are writing to express our concerns regarding the zoning of the newly added EDD
strip along Old NC 86 between Oakdale and Lafayette Drive. Our home is the sixth lot in on
Lafayette and the last in the block to be directly affected by the proposed zoning.
We have attended neighborhood meetings with your staff and the most recently held
public hearing. We understand that the residents along Old NC 86 are very anxious to get
the best deal for their property. It seems reasonable from what we have learned concerning
the restrictions on the land to ask that the land be zoned for commercial use rather than retail.
We know the residents argue that they should be zoned retail since there is retail across the
street. However, the land across the street will not likely butt up against residential property.
Our most specific personal concern is that I (Ellen) have a home daycare business. Our
backyard is constantly in use by my children and other children in our neighborhood who are
also in home daycare situations. I am concerned about the safety factor of having a lot of
traffic and/or people coming and going from a mere 100 feet away.
We also echo the concern over the number of driveway entrances from businesses that
could create a traffic nightmare for us and the other residents in our neighborhood. We ask
that you please take this into consideration when deciding on the allowances for the lots in
question.
Thank you for your hard work and your consideration of Cornwallis Hills in the ongoing
process of rezoning.
Sincerely,
Brent Mitchell
Ellen Mitchell
