r' <br /> Cornwallis JL61(s _ 43 <br /> Property Owners Association, Inc. <br /> P.O.BoX 1013,1,61sbo=gh,Njx'2 72 78 <br /> March 7, 1995 <br /> To the County Commissioners: <br /> Re: Two strips of land adjacent to Cornwallis Hills at the 1-40/Old 86 node, as yet <br /> unapproved for the EDD pending talks between landowners on Old 86 and Cornwallis <br /> Hills residents <br /> We appreciate the opportunity to negotiate among both parties the best use of this <br /> land. The Planning Staff has trade several attempts to keep the two groups talking, hoping <br /> to reach a compromise. Ultimately, each meeting ends at the salve roadblock: <br /> commercial/retail or not. We feel further discussion is futile and ask that you review the <br /> situation and make a decision soon. <br /> The many families of Cornwallis Hills feel that our safety is threatened by <br /> businesses directly adjacent to our subdivision that attract casual passers-by and keep late <br /> hours; no feasible modification of buffer requirements under Primary zoning can allay that <br /> fear. Other less densely populated residential areas abutted to the EDD have buffers <br /> provided by Secondary zoning. First impressions arc the strongest. We hope that visitors <br /> to Hillsborough will continue to be greeted by at least some of the rural character now <br /> present just north of I-40. While we'd like to see an expansion of the tax base for the <br /> county, we feel these two areas are such a small percentage of the EDD node here and <br /> would better serve as much-needed office space. We ask that the areas in question be <br /> classified under Secondary zoning in the EDD plan.
