Box 1013, Hillsborough, Nortb Carolina 27278 <br /> January 13, 1995 <br /> Mr. Marvin Collins, Director <br /> Orange County Planning Department <br /> 306-F Revere Road <br /> Hillsborough, NC 27278 <br /> Dear Mr..Collins: <br /> We sincerely thank you and Mr. Abernathy for your assistance at the meeting <br /> between Cornwallis Hills representatives and the homeowners along Old 86 on <br /> Wednesday,January 11. After discussing it with our*Board of Directors, our position is <br /> still strongly in favor of Secondary zoning for the two strips of land most recently <br /> included in the EDD plan. We are concerned about maintaining the aesthetic appearance of <br /> the major corridor leading to the Town of Hillsborough. Perhaps limiting the amount of <br /> Primary I area would encourage the Town to follow the County's lead and mirror <br /> controlled development in order to preserve some of the rural character of this entrance. <br /> Also, with much of the node in the EDD zoned Primary I, there is no shortage of space for <br /> commercial development; on the other hand, office space is at a premium in Hillsborough. <br /> Having much of the east side of Old 86 developed commercially is as good an argument <br /> as any to keep a transitional buffer for our established neighborhood, which we have <br /> maintained through restrictive covenants so as to be an asset: to this area of the County. <br /> Cornwallis Hills is bound on three sides by the EDD - this directly affects 26 lots, <br /> and indirectly all 125-plus homes; we are concerned for the safety of our 116 children. <br /> While we appreciate the efforts of the work group to put many safeguards into the EDD <br /> plan, we do not believe that commercial development surrounding a residential family <br /> neighborhood makes good sense for our community or Orange County. <br /> Sincerely, <br /> Jo Soulier, President <br /> Cornwallis Hills Property Owners' Assn. <br />
