34 <br /> The importance of the Site Volume Ratio (SVR)is that it sets <br /> the land use intensity standard that projects in the Economic <br /> Development Districts must meet.A minimum SVR has thus <br /> been established for each category of land use permitted in <br /> the Economic Development Districts. Proposed development <br /> must meet or exceed the following ratios: <br /> dlr <br /> Minimum Required Site Volume Ratios <br /> Required SVR <br /> Primary,Primary Transition <br /> Overlay,Primary 1,and <br /> Land Use Secondary Areas Primary 11 Areas <br /> Residential 2.0 3,0 <br /> OfceAnstitutional 2.0 3.0 <br /> Service/Retail 1.0 2.0 <br /> Flex Space 1.0 2.0 <br /> Distribution/Wh0lesale 3.0 4.0 <br /> Industrial 1.0 2.0 <br /> NOTE: Industrial use is considered to be any use which involves the assembly,production or manufacture of <br /> goods or materials.The intensity or impacts of industrial use depends on the nature of the specific <br /> activity. The site volume ratio for the case study <br /> site (2.122)exceeded the minimum required SVR for office <br /> and institutional uses because of the forested areas on the <br /> rear portion of the site.
