Adjacent land uses <br /> include a County-operated solid waste convenience <br /> center, a store zoned Neighborhood Commercial, <br /> residential and agricultural land. <br /> The current zoning is Agricultural Residential and <br /> Little River Protected Watershed. The County proposes <br /> to rezone one (1.00) acre to Neighborhood Commercial <br /> to correct an error in the Zoning Atlas which was <br /> discovered by the Planning Staff on April 26. <br /> In August 1993, when zoning was proposed in Cedar <br /> Grove Township, two businesses, the store and an <br /> electrical contractor's office existed at the site. At <br /> that time, the Planning Staff considered both uses to <br /> be located on the same lot, based on building permit <br /> and tax records. Neighborhood Commercial zoning was <br /> applied to the 1.26-acre lot adjacent to NC 86 <br /> effective on January 1, 1994. <br /> On April 26, 1995, the owner of the electrical <br /> contractor's business visited the Planning and <br /> Inspections Department to apply for a building permit <br /> to add storage area to the existing structure.
