The County and the State <br /> have since that lease was instituted, executed a Memorandum of Understanding between them to <br /> clarify the responsibilities of each party. The tenets of the understanding are as follows: <br /> ♦ Orange County leases and pays for 1,200 square feet of space; <br /> ♦ Orange County maintains the facility to the extent of routine maintenance on systems(such as <br /> heat and air conditioning and plumbing); <br /> ♦ The State provides cleaning services for the building; <br /> ♦ The State pays all costs for phone service and utilities (except water and sewer, which are <br /> included in the lease amount. <br /> As a reminder,Orange County's financial commitment for this lease is as follows: <br /> ♦ Rent: $8.00 s.f.with CPI adjustments annually. Adjustments will be determined by utilizing the <br /> applicable indices determined by the United States Bureau of Labor Statistics through its <br /> Consumer Price Index entitled "United States City Average-All items All Urban Consumers <br /> Index". <br /> ♦ Taxes,Insurance,Common Area Maintenance charges: $3.87/s.f. <br /> ♦ (Total County funds to support this lease,year 1 only: $14,244.) <br /> The lease expires January 31,1998. <br /> RECOMMENDATION: The Manager recommends that the Board approve the Memorandum of <br /> Understanding; and authorize the Chair to sign on behalf of the Board. <br />
