. 7 <br /> a. Intermittent streams and drainage ways on lots 7-14. <br /> • 3. The following easements shall be shown on the plat: <br /> a. 100-foot conservation easement on each side of the intermittent stream <br /> on lots 9-14; <br /> b. 50-foot conservation easement along drainage ways on lots 7, 8, 9, 12, <br /> 13, and 14; <br /> C. 25-foot private access easement along the rear lot lines of lots 5-8; and <br /> d. Shared driveway for lots 8 and 9 from Standing Rock Court to the <br /> western boundary of the conservation easement. <br /> e. Private access easement for road encroachment on lot 10. <br /> 4. A setback of 30 feet shall be maintained as measured from the edge of <br /> right-of-way of John's Woods Road, Russell's Ford Road, and Standing Rock <br /> Court. Side yards shall be a minimum of 10 feet, and rear yards a minimum <br /> of 10 feet except at subdivision boundaries. These setback requirements shall <br /> be stated on the plat, and in a document describing development restrictions <br /> and requirements to be prepared by Planning Staff and recorded concurrently <br /> with the Final Plat. <br /> 5. A joint driveway shall be provided for lots 8 and 9 extending from Standing <br /> Rock Court to the Western boundary of the conservation easement. <br /> • 6. On lots 5-8, indicate acreage exclusive of the 25 foot private access easement. <br /> 7. Pursue negotiations with Triangle Land Conservancy or other qualified <br /> public/private entity for dedication of the conservation easement as shown on <br /> the Preliminary Plan. Submit final copy of the easement agreement to Orange <br /> County for review. Such agreement shall include the following: <br /> a. If the easement is dedicated by the current owner, all residents of the <br /> subdivision shall be permitted to access the conservation easement <br /> consistent with the agreement granted to Triangle Land Conservancy; <br /> and <br /> b. Orange County shall be designated alternate Grantee in the event <br /> Triangle Land Conservancy (or other agency) ceases to exist or no <br /> longer desires to hold the conservation easement, or is no longer <br /> qualified as Grantee. <br /> G. CertiCcations <br /> 1. A Certificate of Survey and Accuracy signed by a registered Land Surveyor <br /> shall be notarized on the face of the Final Plat. <br />
