Preliminary Plans <br /> ( 1) Eno Woods <br /> (35 Lots - Eno Township) <br /> Presentation by Emily Cameron. <br /> The property is located in Eno Township on the <br /> Durham County line at the northwest corner of the <br /> intersection of Cole Mill Road and Umstead Road. <br /> It is 95.6 acres in size, with approximately 83.4 <br /> acres located in Orange County. <br /> The parcel contains a 100-foot AT&T right-of-way <br /> and a 150-foot Duke Power right-of-way. AT&T has <br /> indicated its intent to reduce the 100-foot <br /> right-of-way to a 33-foot right-of-way. There are <br /> also three springs with spring houses and the <br /> remnants of what appears to be the old Cole Mill <br /> Road as shown on an 1891 survey of Orange County. <br /> Current zoning of the tract is Residential-1 and <br /> Lower Eno Protected Watershed. Adjacent land uses <br /> include low density residential, agriculture, and <br /> the Eno River State Park. <br /> Thirty-five (35) new residential lots are <br /> proposed that average 2 .55 acres in size. Each <br /> will be served by public roads and by individual <br /> wells and septic systems. <br /> The western portion of the site, especially the <br /> southwest corner, contains slopes that exceed <br /> fifteen percent. The soils in this area are <br /> shallow and may not be adequate for sewage <br /> disposal. Drainage ways as shown may also limit <br /> placement of septic systems, although stream <br /> buffers are not required. <br /> Access to the site will be provided by an <br /> entrance road joining Umstead Road in Durham <br /> County. Based on the total number of lots <br /> proposed and after examining surrounding <br /> development patterns, the Planning Staff has <br /> recommended that a right-of-way stubout be <br /> dedicated at the western boundary of the site <br /> following the southern lot line of lot 19 to <br /> allow a future connection to Pleasant Green Road <br /> when adjacent property is developed. The <br /> applicant has submitted an illustration of the <br /> proposed stubout. <br /> Construction of the stubout portion of the road <br /> is not required until adjacent property is <br />
