53 <br /> The Planning Staff recommends approval of the <br /> Preliminary Plan for Stone Knoll Subdivision with <br /> public roads built to State standards and a Class <br /> B private road to serve lot 10 based on the <br /> findings of Sections IV-B-3-d-1 and IV-B-8-g of <br /> the Subdivision Regulations and subject to the <br /> conditions contained in the Resolution of <br /> Approval. (The Resolution is an attachment to <br /> these minutes on pages . ) <br /> Cameron clarified that the joint driveway between <br /> lots 8 and 9 is included with the required <br /> improvements. If not completed prior to final <br /> plat approval, a financial guarantee must be <br /> provided to insure the improvements. <br /> Waddell commended the developer for providing <br /> open space and his effort to protect the steep <br /> slopes. <br /> Brown asked to compare this development to the <br /> Flexible Development Proposal. She asked what <br /> the developer would gain if he chose a flexible <br /> development option noting that a 21% open space <br /> had been provided.
