53 <br /> The Planning Staff recommends approval of the <br /> Preliminary Plan for Stone Knoll Subdivision with <br /> public roads built to State standards and a Class <br /> B private road to serve lot 10 based on the <br /> findings of Sections IV-B-3-d-1 and IV-B-8-g of <br /> the Subdivision Regulations and subject to the <br /> conditions contained in the Resolution of <br /> Approval. (The Resolution is an attachment to <br /> these minutes on pages . ) <br /> Cameron clarified that the joint driveway between <br /> lots 8 and 9 is included with the required <br /> improvements. If not completed prior to final <br /> plat approval, a financial guarantee must be <br /> provided to insure the improvements. <br /> Waddell commended the developer for providing <br /> open space and his effort to protect the steep <br /> slopes. <br /> Brown asked to compare this development to the <br /> Flexible Development Proposal. She asked what <br /> the developer would gain if he chose a flexible <br /> development option noting that a 21% open space <br /> had been provided. Waddell responded that if <br /> the developer provided open space to 33%, the <br /> road could be a private rather than public road <br /> which could be considerable savings. <br /> Katz commended the developer for actively setting <br /> aside open space for agriculture. <br /> MOTION: Howie moved approval as recommended by the <br /> Planning Staff. Seconded by Price. <br /> VOTE: Unanimous. <br /> (3) Chase Hollow <br /> ( 14 Lots - Eno Township) <br /> Presentation by Jim Hinkley. <br /> The property is located on the east side of New <br /> Sharon Church Road south of Walker Road south of <br /> Walker Road, in Eno Township. It is zoned AR <br /> Agricultural-Residential and is in the L-ENO-PW <br /> protected watershed overlay district. It is <br /> designated Agricultural-Residential in the Land <br /> Use Element of the Comprehensive Plan. <br /> Fourteen lots are proposed, ranging in size from <br /> 1.95 to 2.60 acres.
