The tract is zoned Rural Buffer and <br /> University Lake Protected Watershed. Adjacent land <br /> uses are agricultural and residential. <br /> The total acreage of the tract is 48.86 acres. The <br /> proposed subdivision consists of two adjacent lots of <br /> record as of 10/2/89. A recent Zoning Ordinance <br /> amendment allows the tracts to be combined for <br /> development, provided the resultant subdivided lots do <br /> not exceed the sum of the number of lots which could <br /> be created from each lot of record. <br /> When the tracts were surveyed, they were found to <br /> contain an additional three (3) acres over the acreage <br /> shown on the tax map. The maximum number of lots which <br /> could be proposed is fifteen (15) . A cluster <br /> subdivision is proposed with fourteen residential lots <br /> ranging in size from 1. 18 to 5. 16 acres. <br /> Proposed open space consists of 9.83 (21%) acres of <br /> common area protecting open fields at the entrance of <br />
