8 <br /> PRIVATE ROAD JUSTIFICATION <br /> FOR 0 <br /> CHASE ACRES S_ O <br /> v <br /> TAX MAP 15. 13. .2 - PIN #9886-60-2358 G� <br /> I <br /> This private road justification for the 50 foot proposed <br /> private drive located in the proposed subdivision on the east side <br /> of New Sharon Church Road (State Road 1538) addresses the criteria <br /> on pages 30a and 30b of the Orange County Subdivision Regulations <br /> (Revised October 16, 1990) . <br /> The private drive (Mallory Court) will be built to Class A <br /> standards according to Orange County Subdivision Regulations. This <br /> private road will be serving the proposed 14 lots. A perpetual <br /> Road Maintenance Agreement will be submitted with the final map and <br /> recorded at the Orange County Register of Deeds Office upon final <br /> approval by the County Attorney. Also upon final approval, a road <br /> sign will be put in place. <br /> The design of this subdivision preserves the rural character <br /> by doubling the minimum lot size. Also, each lot in this <br /> subdivision will have setbacks greater than required (55' front, <br /> 35' side and rear) . This property is approximately one-third open <br /> and two-thirds wooded with large hardwoods. The large hardwoods <br /> will be preserved by restrictive covenants prohibiting clear <br /> cutting of any wooded lot. <br /> No open space or recreation area will be dedicated, payment <br /> will be made in lieu. <br /> Restrictive covenants will be put on record prohibiting any <br /> further subdividing of this property. <br /> This property is located in the Lower Eno Watershed; therefore, <br /> a private road with lot sizes doubling the minimum will decrease <br /> the amount of impervious surface and minimize the amount of storm <br /> water run-off. <br />
