ORANGE COUNTY PLANNING BOARD MINUTES 5-15-95 D 26 <br /> VOTE: Unanimous. <br /> (3) Chase Hollow <br /> ( 14 Lots - Eno Township) <br /> Presentation by Jim Hinkley. <br /> The property is located on the east side of New <br /> Sharon Church Road south of Walker Road south of <br /> Walker Road, in Eno Township. It is zoned AR <br /> Agricultural-Residential and is in the L-ENO-PW <br /> protected watershed overlay district. It is <br /> designated Agricultural-Residential in the Land <br /> Use Element of the Comprehensive Plan. <br /> Fourteen lots are proposed, ranging in size from <br /> 1.95 to 2.60 acres. All lots will be served by <br /> individual wells and septic tanks. Access is <br /> provided by a Class A private road. The private <br /> road justification is an attachment to these <br /> minutes on pages <br /> An intermittent creek requiring a 90-foot stream <br /> buffer, skirts the west side of the subdivision. <br /> It runs generally parallel with New Sharon Church <br /> Road. <br /> The Planning Board reviewed the Concept Plan <br /> (named Chase Acres) on February 20, 1995. The <br /> Plan was approved with a Class A Private Road <br /> with two conditions: <br /> 1. Access to all lots be limited to Mallory <br /> Court; and <br /> 2. Payment in lieu of donating land for park and <br /> recreation purposes will be made by the <br /> developer. <br /> As discussed at the February 20, 1995 Planning <br /> Board meeting, the boundary of the subdivision <br /> has been modified by mutual agreement with New <br /> Sharon Church and other neighbors to eliminate an <br /> unusable strip of land and provide additional <br /> acreage so as to broaden the contiguous portion <br /> with New Sharon Church Road and improve access. <br /> The Planning Staff recommends approval of the <br /> Preliminary Plan for Chase Hollow subject to the <br /> conditions contained in the Resolution of <br /> Approval (which is an attachment to these minutes <br /> on pages ) . <br /> Jobsis commended the developer on the creative <br /> work done in negotiating with adjacent property <br />
