It is <br /> zoned AR Agricultural-Residential and is in the L-ENO-PW <br /> protected watershed overlay district. The tract is <br /> designated Agricultural-Residential in the Land Use <br /> Element of the Comprehensive Plan. <br /> Fourteen lots are proposed, ranging in size from 1.95 to <br /> 2.60 acres. All lots will be served by individual wells <br /> and septic tanks. Access is provided by a Class A private <br /> road. Private road justification is attached. <br /> An intermittent creek requiring a 90-foot stream buffer, <br /> skirts the western side of the subdivision. It runs <br /> generally parallel with New Sharon Church Road. . <br /> The Planning Board reviewed the Concept Plan on February <br /> 20, 1995. The Plan was approved with a Class A Private <br /> Road with the following conditions: <br /> 1. Access to all lots must be limited to Mallory Court; <br /> and <br /> 2. Payment in lieu of donating land for park and <br /> recreation purposes will be made by the developer. <br />
