Tryon St, Hillsborough, NC 27278 (919) 245-2660 <br />MEMORANDUM <br />To: Eddie Kirk, Orange County Planner <br />From: Robb English, Chair <br />Recreation and Parks Advisory Council <br />Re: - The Bluffs at Moorfields Subdivision Proposal <br />Date: September 25, 2007 <br />Thank you for the opportunity to review the concept plan for this. subdivision. <br />The preliminary plan for this 17 lot, 35.22 acre subdivision proposes 15.11 acres (44.76%) be set <br />aside for open space to be conveyed to a homeowners association. Most of the area <br />recommended for open space.appears to consist of stream. buffer and flood plain. <br />The Recreation and Parks Advisory Council (RPAC) concurs with the proposal for open space as <br />described on the plan. In addition, RPAC finds that the area would be suitable for a recreational <br />trail (natural surface) or certain other recreational facilities that would enhance the community if <br />desired by the developer. <br />RPAC finds that there is no land within or adjacent to the subdivision that has been identified-as <br />part of a future park, trail network, wildlife corridor network or future greenway in existing and <br />approved plans, maps or reports. Therefore, the Council recommends that the County accept <br />payment in lieu of publicly dedicated land. <br />cc: Lori Taft
