RES-2014-065 <br /> 7& <br /> RESOLUTION <br /> OF THE <br /> ORANGE COUNTY BOARD OF COUNTY COMMISSIONERS <br /> Date: October 21, 2014 <br /> Name of Subdivision: Pleasant Green Woods Phase IV <br /> Applicant(s): Drees Homes <br /> C/o Mr. David Lazzo <br /> 7701 Six Forks Road <br /> Raleigh, NC 27615 <br /> Owner: King Family Partnership <br /> 4507 Pleasant Green Road <br /> Durham, NC 27705 <br /> Agent(s): Summit Design and Engineering Services <br /> C/o Mr. Terry Boylan <br /> 504 Meadowland Drive <br /> Hillsborough, NC 27278 <br /> The Board of County Commissioners hereby approves the Pleasant Green Woods <br /> Phase IV Preliminary Subdivision Plat, dated August 13, 2014 containing the following: <br /> • 16 lots slated for single-family residential development with a density of one <br /> dwelling unit per every 2.89 acres of land area; <br /> • One public roadway, specifically named Laurel Oak Lane (60' wide right-of-way <br /> with a wide 26' back-to-back pavement cross-section), constructed to North <br /> Carolina Department of Transportation public road standards; <br /> • The preservation of 16.53 acres of open space as denoted on the Preliminary <br /> Subdivision Plat; <br /> • A 30-foot wide roadside buffer along Pleasant Green Road and Paper Birch <br /> Road; and <br /> • A 100-foot wide perimeter building setback around the exterior perimeter of the <br /> project. <br /> The approval of this resolution authorizes and directs the Orange County Manager to <br /> accept for Orange County and on behalf of the public generally, the offer of dedication <br /> of all publically offered areas/easements, including Laurel Oak Lane, BMP Stormwater <br /> Devices, Fire Access Ponds and Access Easements, without any maintenance <br /> responsibility. <br /> Per the Orange County Unified Development Ordinance (UDO) the applicant shall <br /> maintain all common areas and proposed roadways until such time as it is accepted for <br />
