The location of the proposed access provides satisfactory sight distance and sufficient <br />spacing relative to existing intersections. <br />2. The plat has indicated the existing 60' right of way on Moorefield. Road and has <br />dedicated right of way 35' from the center of Dimmock's Mill Road, however the plat does <br />not indicate the existing 150' X150' sight distance triangle at the intersection of <br />Moorefield Road and Dimmocks Mill Road as recorded in DB 1433, PG180. The plat does not <br />clearly indicate the right of way dimension on Grassland Court. A minimum 50' <br />public right of way is required per NCDOT specs. <br />3. No detailed engineering drawings were provided for NCDOT review of the internal <br />streets. If the Developer wishes for these <br />roads to be eligible for State Maintenance, then it is necessary for him to submit <br />complete engineering drawings for NCDOT review and approval. <br />4. The Developer shall obtain an approved NCDOT driveway permit and/or encroachment <br />agreements prior to beginning work within the <br />NCDOT right of way. Permits will be issued upon receipt of approved plans, inspections <br />fees, and any necessary bonds. <br />Feel free to contact me if you have any questions. <br />1 <br />
