31 <br />Fourth Action — The BOCC reviews and take action on the Preliminary Plat <br />application. <br />Fifth Action — Once all construction activities have been completed, or <br />appropriate bonds have been approved, staff will sign off and allow the <br />recordation of a Final Plat allowing for the individual lots to be created. <br />PROPOSAL — SUBDIVISION TYPES: The petitioner has submitted a Major Subdivision <br />Concept Plan application proposing to develop a maximum of 14 single - family residential <br />lots with an overall proposed density for the project of 1 dwelling unit per every 1.68 acres of <br />land area with approximately 17.21 acres of dedicated open space. Ultimately the applicant <br />will be preserved approximately 68.32% of the site as dedicated open space. The size <br />of the parcels is consistent for projects served by public water and sewer. It should <br />be noted that in absence of such services, reduction of minimum lot sizes below one <br />acre would be prohibited. <br />ROADS: The proposal involves the creation of a single public road to service the project, <br />constructed to applicable NC Department of Transportation (DOT) and Town of Hillsborough <br />roadway standards. The applicant intends to turn this road over for maintenance to the <br />appropriate entity once development is completed. Specifically, the plan calls for: <br />• A roadway, approximately 612 linear feet in length, terminating in a cul -de -sac. <br />• The construction of the proposed roadway will not involve stream crossing. <br />STAFF COMMENT - ROADS: Staff has determined that the proposed roadway <br />construction and layout is consistent with the requirements of the UDO. It also <br />avoids impacting environmentally sensitive areas (e.g. wetlands and streams). <br />
