15 <br />Orange County Erosion Control / Stormwater Comments: <br />1. Preliminary plan is acceptable with regards to Erosion Control and Stormwater. <br />However, official permit submittals will be necessary at construction drawing <br />phase with specific designs and supporting calculations. <br />Response: Noted <br />2. Note, final Stormwater plans for the BMP behind Lot #7 will need to adhere to <br />location and diffuse flow requirements for the adjacent stream buffer zone. <br />Response: Noted <br />Orange County DEAPR: <br />1. None. <br />Response: Received under separate letter. Noted <br />Town of Hillsborough Comments (Margaret Hauth): <br />1. An improved pedestrian connection to the adjacent school should /could be <br />considered. <br />Response: A sidewalk is proposed along the south side of Stroud's Creek Road firoln <br />the proposed cul -de -sac to the east -most school driveway. <br />2. An improved greenway or easement for a future greenway in the open space or <br />utility easements proposed in the project to improve general community access to <br />the Pathways school. The Town Engineer has indicated that, related to the section <br />on "Open Space," that he does not have an issue with use of the sewer easements <br />for public access to open space. The town has previously required applicants to <br />make walkway improvements within a specified timeframe of being notified that <br />the town or an adjacent development is extending such improvements to a project <br />site. <br />Response: Noted It is understood that no physical green way improvements are <br />required to be made in the public easements until such time as the Town extends a <br />greenway system out to that area. <br />3. Why not allow /require further lot reductions so that required stream buffers will <br />not be located on private property? Doing so may help lessen the potential for <br />illegal uses of the buffers. <br />Response: Orange County Planning has agreed to allow some minor lot encroachment <br />in the stream buffers due to the 68% open space already available on this tract. Stream <br />buffers are 65' to 80' wide in the lot encroachment areas. <br />
